Documents to gather before pre-approval
- Recent Leave and Earnings Statements.
- Current orders and any PCS orders.
- Statement of service when required.
- Bank statements showing available assets.
- Documentation for additional compensation or employment.
The VA requires satisfactory credit and sufficient income in addition to a valid COE. A clean file starts by separating recurring pay from temporary or location-dependent amounts.
Why a PCS can change the analysis
BAH can change with duty station, dependency status and living arrangement. If you are moving to Florida, tell the lender what your current LES shows, what the orders require and when the new amount is expected. Do not build a purchase budget around an online BAH lookup alone.

BAH is not the same as buying power
BAH can support housing costs, but a comfortable payment also considers taxes, insurance, association dues, commuting and family obligations. Pre-approval is the maximum approved structure—not a command to spend that amount.

How Joe reads the file
Joe separates base pay from allowances, identifies income that needs a continuance analysis and checks the proposed housing payment against the borrower’s real Florida costs. If PCS orders are involved, he reviews timing, occupancy and the new duty station together rather than treating the LES as a static document.
Example: PCS to the Tampa area
An active-duty borrower may have current BAH based on one location while buying near MacDill. The loan analysis should not blindly use whichever number is larger. It should document the applicable income and timing, then include taxes, homeowners insurance, flood considerations where relevant, association dues and commuting costs in the borrower’s personal budget.
