Property readiness · Florida

The appraisal does not replace the insurance quote—or your inspection.

Florida VA buyers should run property condition, value and insurability on parallel tracks. Waiting until the end can turn a manageable issue into a closing delay.

Quick answer: A VA appraisal establishes value and checks VA minimum property requirements. It is not a home inspection and it does not guarantee the home is insurable.

Three different property reviews

Review Main purpose
VA appraisal Value and applicable minimum property requirements
Buyer inspection Detailed condition information for the buyer
Insurance underwriting Whether a carrier will insure the property and at what premium

Each review answers a different question. A property can appraise at the contract price and still produce an insurance premium that changes affordability. An inspection can identify roof, electrical, plumbing or water-intrusion concerns that require further evaluation.

Florida items to investigate early

Current VA appraisal timing

The VA’s fee and timeliness schedule lists state- and county-specific expectations. The current table is effective May 1, 2026, and VA notes that market conditions may cause temporary adjustments. Treat the posted timeline as an expectation, not a guarantee.

How to protect the contract timeline

  1. Order the inspection immediately after contract acceptance.
  2. Request insurance quotes while the inspection period is open.
  3. Give the lender the full contract and association information promptly.
  4. Do not promise repair outcomes before the appraisal review.
  5. Keep the agent, lender and insurance professional communicating.

Joe’s take

“In Florida, value, condition and insurability are three separate questions. A clean VA appraisal does not replace a home inspection, and neither one guarantees an acceptable insurance premium. I want all three moving before a contract deadline becomes a crisis.”

The Florida sequence Joe recommends

  1. Ask for available roof, permit and prior-insurance information before or immediately after contract.
  2. Order the inspection within the negotiated inspection period.
  3. Request property-specific insurance quotes early; do not rely on a statewide average.
  4. Let the lender know immediately if repairs, concessions or contract amendments are being discussed.
  5. Track the appraisal against the VA’s published timeliness expectations, recognizing that complexity and access can affect timing.

Why the insurance quote changes qualification

A payment calculation using a rough $250 monthly insurance placeholder can become inaccurate if the selected home quotes at $500. That difference affects affordability and qualification even when the appraisal supports the purchase price. This is why Joe asks for the actual property address and an insurance estimate early.

The VA explains that the appraisal is not a home inspection in its home-buying process. Florida consumers can also review insurance information through the Florida Department of Financial Services.

Appraisal and insurance questions

Does a VA appraisal guarantee the roof is acceptable to an insurer?

No. The appraiser and insurer evaluate different risks under different standards.

Should I waive the inspection because VA requires an appraisal?

The appraisal is not an inspection. Discuss contract protections with your real estate professional.

Review the property before the deadline becomes the problem

Joe can coordinate the mortgage side while your agent, inspector and insurance professional complete their separate reviews.
