What the VA appraisal does
The official VA home-buying process says a VA-approved appraiser determines whether the house meets basic Minimum Property Requirements and provides an opinion of value. The appraisal supports the lender’s VA-backed loan review; it is not a promise that the home is free of defects.
What a separate inspection does
VA strongly recommends a home inspection before purchase. The inspection is intended to check for major defects, and the VA tells buyers to ask the Realtor about contract contingencies if the property fails the inspection. An inspection is for the buyer’s decision-making; it does not replace the VA appraisal.

- What condition facts are visible? Ask the inspector to focus on major systems, roof, structure, safety, moisture, and other observed concerns.
- What does the appraisal still need to verify? The appraiser’s MPR and value review is separate, so do not treat a private inspection report as the VA appraisal.
- What does the contract say? The VA says buyers should ensure the purchase agreement includes the VA escape clause, which provides an option to void the contract if the property does not appraise for the contract price.
Appraisal value and inspection condition are different decisions
A home can look attractive but raise inspection questions; it can also meet a buyer’s inspection expectations while creating appraisal or Minimum Property Requirement questions. The buyer, Realtor, lender, appraiser, inspector, and insurance professional each have a distinct role.
